RENTAL RULES:

MINIMUM AGE TO RENT IS 25. IF YOU ARE NOT 25 DO NOT BOOK. IF YOU DO YOU ARE SUBJECT TO: Your reservation being cancelled and no refund given or if you are already at the property prior to this being noted, you may be requested to leave by local authorities and no refund will be granted.

Leave the windows closed at all times and the doors closed when not in use. Small critters (spiders and raccoons) and large critters (BEARS...yes indeed!) will come in if they have an entry point.

Smoking is NOT allowed on the premises due to the fire hazard risk. This includes no smoking on our decks. Drugs of any kind are strictly prohibited. Firearms are not allowed on the premises.

People other than those in the Guest list set forth in the on-line agreement may not stay overnight at the cabin. Any other person in the property not on the agreement is the sole responsibility of the Guest. Guests are not allowed to exceed the occupancy limit agreed to in the online itinerary. No more than 12 guests (including infants) are allowed in the cabin at any time. If the occupancy limit is exceeded you may be evicted and all payments and deposits will be forfeited.

Guests should not create excessive noise at a level that disturbs neighbors. If you plan to party, do not book this cabin - this is our home and we expect it to be treated with respect. As such, any additional fees required to clean up in the event of littering/smoking/excessive mess will be charged back to the Guest.

The owners are not responsible for any accidents, injuries, or illness that occurs while on the premises. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of harm arising from their use of the premises or others whom they may invite to use said premises.

Keep the property and all furnishings in good order, removing any items from the cabin including living and kitchen furnishings is not permitted.

Only use appliances for their intended purpose.

PETS-
Max 1 well behaved pet allowed. Only dogs allowed. No other pets.
Pet owners are to clean up after their dogs. Feces outside should be disposed in the outdoor garbage. Excessive hair should be vacuumed.
Pets should not be left alone in the cabin unless they are in a crate.

Housekeeping: There is no daily housekeeping service. While linens and bath towels are provided in the cabin, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the cabin. Before you leave, we ask that the items below be completed to help our housekeeper quickly and effectively prepare for the next guest.

1) Please load all dishes into the dishwasher and run it on the normal cycle.
2) Please remove and dispose of all items in the refrigerator.
3) Place all towels in the bathtub or shower (not on the wood floors).
4) Lock all windows and doors upon departure. Your door code will expire at 10 am on the day of check-out. Pleas e be aware of this and plan accordingly.
5) Any garbage must be stowed in the proper receptacle outdoors upon check-out.

Fireplace: The fireplace is a wood burning fireplace. Please bring your own firewood.

Water and Septic: The cabin is on a well and septic system. The mineral content in the water is high. During a drought, the well water may have an odor. The septic system is very effective; however, it will clog if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine hygiene products are allowed in the system at any time. If we identify these items to be the source of a clog to the system, you could be charged damages up to $1000.00. We recommend bringing drinking water .

Storms: No refunds will be given for storms. Mountain roads can be curvy and steep. We highly recommend a four-wheel drive vehicle during the snow months. We do not refund due to road conditions or acts of God.

Any damage to any items in the cabin including couches, chairs, tables, TVs, game systems, beds, sheets, towels, pillows, mattresses, etc. are the responsibility of the Guest. Every item will be reviewed before and after your arrival and departure. If you are the cause of damage to property, notify the owner immediately. This is our home and we anticipate you will treat it as your own. Damage will incur charges for any and all replacements and repairs (normal wear and tear is not considered as a part of this statement).

Any guest beyond the number listed on your itinerary will be charged a penalty of $100/guest per night. I reserve the right to terminate your stay without refund if you exceed the maximum occupancy.

CHECK-IN is at 4 pm.
CHECK-OUT is at 10 am.

Very rare may modifications be made to check in/check-out times and is at the sole discretion of the host.

If you arrive to the property and the cleaning team is not yet finished, please provide them courtesy to finish their job. Some days there is more to clean than others and they are working their hardest to ensure it is safe for you. We are following all COVID-related cleaning regulations. For this reason, you may not under any circumstances enter the home while the cleaners are still at the cabin.

It is assumed by confirming a reservation that these rules have been read and acknowledged. Failure to comply with the above rules will result in additional charges. Booking through Airbnb assigns your consent to the above rules and regulations.
